Think of us like the bank. You can invest your capital (money) with us which allows us to fund new construction and value add residential projects in various Canadian markets. Having access to these funds allows us to increase the speed and profitability of our projects. In turn, we can provide you with an annual interest rate that is much higher then what a traditional bank would provide. This creates a true win-win scenario and allows us to increase the positive impact we can have in the communities we work in.
The speed by which you can access your money is called Liquidity. The more liquid an investment, the faster you can convert it to cash. Investments in Legacy14 Lending have a high return, but also less liquidity. If you invest funds with us, we require a minimum investment period of one year. This allows us to plan our projects and ensure we can provide you the expected return. This is a great place to park money for longer periods of time.
We have a minimum investment period of one year. We are looking for what we call "Patient Capital". While your money is put to work on a project, it is not liquid until the project is complete. We do not want to accept funds that you may need in the short term as it causes un due stress on both parties. We invest in only short-term projects which generally range from 12-24 months.
We calculate interest payable based on a simple annual interest rate. Interest accrues each day it is invested with us, and is paid to you by direct deposit on the last day of each month.
Generally speaking, the larger the investment the better as it allows us to operate more efficiently. However we accept minimum investments of $100K CAD and a maximum of $1M CAD.
All investments bare risk, however all money invested into Legacy14 Lending is secured by Canadian residential real estate assets in up and coming markets. The assets are secured either by Legacy14 Properties Inc. holding title to the property directly, or in the form of a first or second place mortgage registered on the title of the property.
We have been buying, renovating, holding and selling residential real estate in Canada since 2007. We have been hands on with our projects from day one and have gained invaluable experience from being in the trenches.
We are currently focused in various markets in British Columbia. In the past we have invested in Ontario also.
